New Single Family Residence

PROJECT SCOPE: Stucco
and stone veneer, two-story single-family residence, French provincial style
home with half basement. Wood framed construction with terra cotta tile roof to
be built on moderately sloped lot. Drilled and cast in place piers and grade
beams. Extensive site development with approximately 700 feet of retaining
walls and 550-foot driveway.
Development of this site is in a low growth area and in a Town notorious
for difficulty in procuring development approvals. Site posses many challenges from septic drain field issues,
extensive tree removal to a challenging driveway design.
ROLE: Owner/ Builder. Developed preliminary design concept
for the site. Solely acquired property entitlements for the proposed project.
Presented project to Towns Architectural Site Review Board (ASRB) and Planning
commission. Despite issues of concern for the Planning Staff and Board (route
of the driveway, massing and formality of the building, substantial tree
removals and proposed septic drain field and house locations), approval was
acquired from ASRB in only one meeting and with few development conditions.
Also acquired Planning Commissions unanimous approval for the project in just
one meeting and successfully argued the case for the reversal of all the
conditions that were contested by the owners and imposed by the ASRB. Project
and Construction Manager for the entire project.
